General Policies
Check-In and Check-Out
Check-In : from 3pm
Check-Out : until 11am
Late Check-Out: can be requested in advance, subject to availability. Subject to extra cost.
If you plan to arrive after 10pm or leave before 9am, we ask that you let us know in advance.
At check-in, the reception team will welcome you and show you the property.
If the number of people checking in exceeds the number of people reserved, we reserve the right to refuse and cancel the reservation.
Cancellation Terms
Partial refund if cancelled 45 days prior to reservation check-in date. Receive 50% of each night back.
A 20% service fee on the total rental will apply.
No refund if cancelled within 45 days of check-in.
May transfer dates up to 90 days prior to the original reservation check-in date. After 90 days before check-in there are no changes to the reservation.
Maximum of 12 guests allowed per reservation.
Children & Toddlers
Utopia is not a child-proofed residence. We ask that you maintain a close watch on your children at all times.
Cribs - $20usd per night (babies from 0 to 2 years old), depending on availability.
Pets
Utopia may accept pets on a case by case basis. One animal per rental up to 25kg may be allowed at an additional cost of $25usd per night plus a refundable damage deposit of $500usd. We ask that you keep your animals off furniture, rugs and beds. Please contact us directly if you'd like to travel with your furry friend.
If the pet is not informed in advance, the house reserves the right to refuse the reservation at check-in.
Additional Information
Prices do not include IVA.
We reserve the right to cancel or modify reservations when we detect that the guest may be involved in fraudulent or inappropriate activity, or in other circumstances where reservations contain or result from an error or mistake.
Any events held onsite must be pre-approved. A refundable damage deposit of $1,000usd is required for all
pre-approved events at the house.
When booking directly we ask for a refundable damage deposit of $500usd.
All damage deposits will be returned at check-out following an inspection by the staff. Paypal is preferred.
Travel Insurance
We strongly recommend you invest in travel insurance that includes Trip Cancellation coverage to protect your investment. Our cancellation policies are not flexible.
Utopia Guesthouse & Yoga Studio cannot make any exceptions to these policies even if the cancellation or change is due to illness or medical issues; family or personal matters; revocation, cancellation, or expiration of your visa; travel bans; deportation; any laws, regulations, orders, or policies concerning immigration and refugee status that may impact your ability to travel; change in your immigration status; scheduling conflicts; travel delays; a force majeure event (including, but not limited to, an act of God, war, terrorist activity, labor dispute, civil unrest, utility outage, pandemic, hurricane etc.); or any other reason whatsoever.
Utopia Guesthouse & Yoga Studio is not responsible for any injury, loss, expenses or damages, either direct or consequential, or for any loss of time or inconvenience which You may incur as a result of trip cancellation including visas, passports, travel documents, preparation costs, airline tickets, airline taxes, airport fees (including but not limited to visa, passport or departure and airline taxes).
